SERVICE DETAIL

What This Service Covers

What Strip and Wax Actually Involves

This is not a deep mop. It is a full removal and rebuild of the floor finish.

Furniture is moved and edges and baseboards protected. Chemical stripper is applied and agitated to dissolve every layer of old finish, wax build-up and embedded soil. The slurry is extracted, the floor rinsed and the pH neutralised so the new finish bonds properly. The floor is dried fully, and rushing this step is the single most common reason finishes fail early. Sealer goes down where the floor type calls for it. Then multiple thin coats of commercial floor finish, each allowed to cure, because more coats means more depth and more protection.

Done properly, the result holds for a year or more with routine maintenance in between.

Maintenance Between Strip and Wax Cycles

Running a strip and wax more often than necessary wears the floor down and costs you money. The right approach is periodic maintenance that extends the life of the finish.

Buffing restores shine and removes light scuffing from the top layer. Burnishing is high-speed polishing that produces a harder, glossier surface with better resistance to marking. Scrub and recoat removes the top layer or two and applies fresh coats without a full strip, typically at half the cost and downtime.

A well-maintained floor may only need a full strip and wax every twelve to twenty-four months. A neglected one needs it annually and still looks worse in between.

Floor Types We Work With

VCT, or vinyl composition tile, is the most common commercial floor in offices, schools and clinics, and the one that most needs a proper cycle. Vinyl and LVT are finished appropriately to the product. Terrazzo is cleaned, sealed and polished. Sealed concrete is cleaned, sealed and burnished. Ceramic and quarry tile get deep cleaning with grout attention.

If you are not sure what your floor is, we identify it at the walkthrough. Applying the wrong product to the wrong floor is expensive to undo.

We Work Around Your Building

Floor care is disruptive by nature, which is why scheduling matters as much as the work. Overnight and weekend service means the building is usable the next working day. Phased sections suit buildings that cannot close. School holidays and church calendars are planned around well in advance.

You get a clear return-to-service time up front, so you know exactly when furniture goes back. Floor care is often scheduled alongside office cleaning or a full janitorial contract, and many clients add commercial window cleaning at the same time. Request a walkthrough and we will identify your floor type on site.

Common Questions

How much does it cost per square foot?

It varies with floor condition, layout, how much furniture has to be moved and how many coats the floor needs. A heavily built-up floor that has not been stripped in years takes considerably longer than one on a maintained cycle.

How often should a commercial floor be done?

Most need a full cycle every twelve to twenty-four months, with buffing, burnishing or scrub and recoat in between.

How long does the floor stay clear?

Typically overnight. The finish needs time to cure before furniture and foot traffic return. We give a specific return-to-service time before we start.

Can you do it without closing the building?

Usually yes, by working overnight or phasing the work section by section. We plan it with you so nothing important is out of action at the wrong time.

Do you move the furniture?

Yes, that is part of the job. Anything we move goes back where it was.
